The Essential Winterization Checklist for Vacant Properties

When a property sits vacant through the cold months, a single burst pipe can cause thousands of dollars in water damage, mold growth, and structural issues. Winterization is one of the most important preservation tasks a servicer or investor can order.
Know the type of system
Dry heat systems, wet (radiant) heat systems, and steam systems each require a different winterization approach. Identifying the system correctly is the first step to a compliant job.
Drain, blow out, and add antifreeze
Water supply lines are drained and blown out with compressed air, and non-toxic antifreeze is added to traps, toilets, and drains to prevent freezing and sewer gas intrusion.
Pressure test and tag
A pressure test confirms the system holds, and clearly visible winterization notices are posted so agents and inspectors know not to turn on the water.
Document everything
Photo documentation of every step — gauges, antifreeze in fixtures, and posted notices — protects everyone involved and keeps the work order audit-ready.
